At the November 4, 2019 meeting, the  Board of Commissioners made a unanimous decision to approve of the  UDO and  Zoning Map, with multiple amendments listed here. The new UDO and zoning map will not become effective until January 1, 2020 as staff will need time to prepare new forms and procedure manual that will guide the operation of the UDO. 

 

A Unified Development Ordinance (UDO) will replace the current development regulations including but not limited to Chapter 152 of the Code of Ordinances and current zoning map.  This document combines the Town’s zoning and subdivision regulations into one official document that regulates growth and development.  It includes regulations that govern the location, size, and appearance of new development and redevelopment projects in Zebulon and its extra-territorial jurisdiction (land outside the Town limits but still subject to the Town's UDO).  The UDO includes such provisions as zoning district regulations, development review procedures, and development standards such as those covering parking, landscaping, building setbacks, size, and appearance.
